The walking minutes in our listings come from a stopwatch, not a map

  • Walked at 8 a.m. on a weekday

We walk every route at rush hour, from the building door to the station entrance, including the wait at crossings and footbridges.

  • Photos at eye level

Shot with a normal lens at eye height, so a 35 m² room looks like 35 m² when you stand in it.

  • No agency fee for tenants

Owners pay our fee. Leases come in Thai and English, and we file the TM30 address report for foreign tenants.

Own a condo near the train?

Last year, homes listed with us found a tenant in 23 days on average, and 7 in 10 tenants renewed for a second year. Our fee is one month’s rent for a one-year lease, and nothing if we don’t find a tenant.

From people who moved in

  • I spent three months looking for a place that takes two cats and found one here in a week. They told me straight which buildings really allow cats.

    Ploy S.
    Tenant, Ari Canopy
  • I walk to my office in Silom every morning. Five minutes in the listing is five minutes in real life. The English lease was clear, and they handled the TM30.

    Kenji M.
    Tenant, Silom Mews
  • I listed my Thonglor unit and had a tenant in 19 days. Their photos don’t exaggerate, so people who come to view decide quickly.

Questions people ask

What documents does a foreign tenant need?

A passport with a valid visa, and a work permit if you have one. Some owners ask for a payslip or a letter from your employer; we always tell you in advance.

How much do I pay when I sign?

Usually a two-month security deposit plus one month in advance, three months in total. Every listing page shows the exact amount due.

Do tenants pay an agency fee?

No. The owner pays our fee.

Can I rent for less than a year?

Some owners accept six months at about 10% more rent. Check the lease terms on each listing, or ask us on LINE.

Can a foreigner buy a condo?

Yes, if the building’s foreign quota (49% of the sellable area) is still open and the money comes from abroad in foreign currency. Your bank issues an FET form for the Land Office transfer. Every sale listing here shows the quota status.

Can I view at the weekend?

Every day, 09:00–20:00. If you can’t come yet, we can walk you through the home on a LINE video call.
