Booking sites keep 15–20% of every stay. When you book with us, we give that back to you in three ways.
Our direct rate is about 12% below booking sites. If you find a lower price anywhere, send us the link on LINE and we will match it, then take off another 5%.
Served on your villa terrace from 7:30 to 10:30. Choose rice soup with fish, pork congee or an American set, for everyone staying in the villa.
Standard check-out is 11 am. Direct guests can stay until 2 pm at no charge, so the last swim doesn’t have to be rushed.
We confirm every booking on LINE within one hour, 8 am to 10 pm daily.
Every villa has its own salt-water pool, high garden walls and glass doors that open from the bedroom straight to the water. Rates are per villa per night, breakfast included.

One bedroom for couples. Wide glass doors open onto a 3×7 m salt-water pool and a frangipani garden behind high walls, so you can read by the pool all day without anyone looking in.

Saeng Sai means “light on the sand”. We named the place after the way the light moves across white walls and water through the day, from first light until the pool lamps come on.
We are on a lane on the sea side of Phetkasem Road, far enough from the traffic to sleep well and five minutes’ drive from Hua Hin beach. Bangkok is about three hours by car.
Driving time from the villas
We messaged on LINE at nine at night and had an answer in twenty minutes. The 2 pm check-out was real, so the kids got one last swim before the drive back to Bangkok.
The pool really is private, with high walls all round. We came for our anniversary and barely left, except to cycle to the beach for the sunset.
Eight of us and nobody felt squeezed. The team set up a barbecue by the pool, and booking direct came in almost ฿2,000 under the price we saw on the booking app.
Booking direct gets you a rate about 12% lower than booking sites, breakfast for everyone in the villa and check-out until 2 pm. You also deal with our team directly on LINE, which makes changing dates or asking for extras much easier.
Once we confirm on LINE, pay a 30% deposit by bank transfer or PromptPay within 24 hours. The balance is paid at check-in by cash, transfer or credit card.
Cancel 7 days or more before arrival for a full deposit refund. Inside 7 days, you can move your stay once within 90 days and keep your deposit, except over New Year and Songkran.
Check-in is at 2 pm and check-out at 11 am. Direct guests can check out as late as 2 pm. If you arrive early, leave your bags and use the shower at reception.
Yes. Children under 4 stay free, and we lend a baby cot, a high chair and a removable pool fence at no charge. Just add them to the note when you book. The Family Pool Villa also has a 50 cm shallow step for children.
Garden Pool Villa 1 welcomes up to two small dogs, with a ฿500 cleaning fee per stay. Let us know ahead so we can give you that villa.
Bangkok is about three hours by car, and you can park in front of your villa. Coming by train or plane? We pick up from Hua Hin railway station for ฿200 and Hua Hin airport for ฿400 per trip.
