How is booking here different from a booking app?
Direct bookings always get our best rate, LANNA10 takes another 10% off, you can pay a deposit or pay at the hotel, and you talk to our team directly on LINE when you need to change anything.
Is breakfast included?
You choose when booking: “Room only” excludes it, “Bed and breakfast” includes it for everyone in the room. Or add it on the day: ฿390 per adult, ฿195 per child aged 4–11.
What does “++” mean, and what is the final price?
Room rates exclude the 10% service charge and 7% VAT. Service is added first, then VAT on the total, so the final price is the room rate × 1.177: a ฿3,200 night comes to ฿3,766. The booking engine shows the net total before you confirm.
Is there parking?
Six free spaces inside the compound; no booking needed, but let us know you’re driving. The soi is one-way and vans can reach the gate.
Is there a lift? Does it suit older guests?
The old houses have no lift. Ground-floor Courtyard Rooms, Pool Suites and the Family Houses are step-free inside. Write “ground floor” in your requests and we’ll prioritise it.
How early should I book for Yi Peng?
Yi Peng usually sells out 3–4 months ahead. Festival nights have a 2-night minimum and free cancellation until 14 days before. In 2026, the nights of 24–25 November are already full.
Can I work on the Wi-Fi?
Yes: 300 Mbps fibre throughout, with desks and sockets in the library sala. Video calls are fine.
Can I get a full tax invoice?
Yes. Put the company name, address and tax ID in your booking requests, or give them to reception before check-out.

Check-in and check-out
- Check-in 14:00, check-out 12:00; reception open 24 hours
- Free early check-in when the room is ready; luggage storage any time
- Check-out at 16:00 for ฿900, bookable ahead; after 16:00, half the nightly rate
- By law, we need an ID card or passport at check-in
Cancellations and changes
- Flexible rates: free cancellation until 14:00, 3 days before arrival
- Within 3 days: one night charged · no-show: the full stay
- Festival dates (Yi Peng 23–25 Nov, 28 Dec–1 Jan, Songkran 12–15 Apr): free cancellation until 14 days before, 2-night minimum
- Saver rates are non-refundable and can’t change dates; the guest name can change
Children and extra beds
- Under 4 stay free in existing beds; cots are free
- Ages 4–11 count as guests; breakfast ฿195
- Garden Teak Rooms and Lanna Lofts sleep a third guest on the daybed at no charge
- No lifeguard: children under 12 must be supervised in the pool
Pets, smoking and quiet
- No pets except assistance dogs (two resident cats live here; tell us about allergies)
- No smoking in any teak house; there is a smoking corner by the gate. ฿5,000 cleaning fee otherwise
- Courtyard quiet hours 22:00–07:00
Payment and taxes
- Room rates are “++”: plus 10% service, then 7% VAT
- 30% PromptPay deposit, or pay at the hotel on flexible rates
- At the hotel: cash, transfer, PromptPay, Visa, Mastercard, JCB
